Things to keep in mind when buying a home

Whats the market like now as a buyer?

Well good news...inventory is up. This of course depends on the area you are looking at. Since there are more homes available, there will be several motivated sellers looking to get their home under contract and sold. Because of this, you may find many homes that are ready to move in. This of course depends on the condition of the home. There are other facters we will explore in this section about buying a home. 

Is it hard to buy a new constuction home?

My first response is no. However, there are some things to think about when having a home built.  The main thing is to make sure we are buying from a highly ranked builder. A good builder is going to have a great online rating as well as really good warranties on the home. Right now is the perfect time to buy a newly constructed home. Some may even allow you to pick everything from the slab up. Others may have already made the choice for the home so they can get their inventory ready. Most of the time you will find that a good builder is easy to work with. The plus side with a new build are the incentives towards upgrades and loans. This of course may require you to use their lender. 

What's the first thing we need to do to get started?

Once we agree that we are working together, we need to connect with a lender to see how much you qualify for. This of course will consist of an application as well as a Pre approval once all your paperwork is submitted.  Once we receive a range of what you qualify for, we tailor your search based on that information. There is still a little wiggle room to go upward at times because we can always ask for help with lowering the price or help with closing costs. Either way, we are in a buyers market. 

When should we start looking for a home if I need to sell mine?

Great question! During the pandemic, I would say immediately. Now... I would say wait until we are under contract selling your home. Yes, this requires patience, but believe it or not, my lender can close on a home around 10 days. We just need to make sure that you have all of your documents submitted and that you do not make any purchases during this time period without checking with your lender.
